1. Financial Security (Lock Down Your Exit)


Your capital is vulnerable. Secure it now.

  • Fixed Fees: Verify the Total Monthly Cost is a single, fixed number. It must include all mandatory Service Charges (guard, lift, water). No exceptions for "variable" fees.

  • Deposit Protection: Verify the written lease guarantees the Security Deposit will be applied to cover the Final Month's Rent. This is your financial defense.






2. Physical Security (Vetting the Building)


Do not compromise on personal safety and structural integrity.

  • Guard Presence: Confirm the building has a 24/7 security guard posted at the main entrance.

  • Structural Health: Inspect the ceilings and walls in wet areas (bathrooms/kitchen). Reject any unit with visible mold, dampness, or discoloration—this is a serious, expensive hazard.

  • Emergency Egress: Identify the nearest fire escape or secondary exit route from the apartment.






3. Utility Safety (Operational Risk)


Ensure the utilities are safe and reliable, not hazardous.

  • Gas Fixtures: If using centralized gas, visually inspect the burner connections for signs of heavy corrosion or obvious leaks.

  • Electrical Wiring: Note the condition of visible wiring, especially near A/C units and distribution boxes. Look for exposed wires or obvious jury-rigged extensions.






4. Legal Safety (Compliance)

  • Police Registration: Comply with the mandatory requirement to provide your ID (NID/copyright) for the Tenant Information Form. This confirms your legal residency status and is a necessary safety check for the neighborhood.
